The Heights is a thoughtfully designed mixed-use development located at the intersection of Georgia Avenue NW and Lamont Street NW in Washington, D.C. This project combines 69 rental housing units with 10,000 square feet of ground-floor retail space, contributing to the area's economic and residential growth. At least 50% of the residential units are designated as affordable, catering to households earning 60% to 80% of the Area Median Income (AMI).
Capitol Engineering Group provided MEP engineering solutions tailored to meet the project’s sustainability and affordability goals. The designs include energy-efficient HVAC systems, advanced lighting controls, and water-saving plumbing fixtures to ensure cost-effective operations for both residents and retail tenants. Special attention was given to the integration of building systems that align with green building standards, enhancing the development’s long-term environmental performance.
Scheduled for delivery in the third quarter of 2011, The Heights serves as a model of sustainable urban development, blending affordability, functionality, and eco-conscious design.
